put your diving mask on and with it go diving near your house. you will find something that allows you to use your boat at the boat docks.
go to the island and search well-maybe more than once. you will find the key u seek. go to the idiots house and when u have gotten something return again.
u have the money to buy a suit of armor. do so and be persistant. you might want to search your furniture again to make sure u do have enough money.
