Get DSL and DirecTV. You're in a duplex -- check with the landlord if it's okay to put an 18" dish on your roof. We live in a fourplex and have one. For about the same cost as cable (sometimes even cheaper), you can get better quality signals and a larger variety of channels.

Hook up with DSL and you're running faster than cable.

Yeah, the initial costs for DirecTV is a bit more than for cable, and the cost of the DSL is probably more than the cable modem, but it's worth it.
