The Mystery of Brackly Hall

I am really stuck! I can't seem to figure out how to get the
ladder from the woman. I've tried painting, I've tried talking to
her after I had paint on me. Nothing seems to work. Also, I
have no clue where the cemetary is. I've walked around
everywhere--I have the iron key to open the door, just can't
seem to find it. I can't get into the cottage in the maze either, I
don't even get an option to go in. Am I not doing something
right?
