Both. But naturally we made our offer low and
asked for more than we *thought* we needed
in closing costs, so we pretty much got what
we wanted.

The latter. Our realtor informed us although it
is up to the sellers whether they want to
participate in AmeriDream or not, most sellers
will choose to do it because it means they will
have a broader market for their house.
