You can buy it off-line, but I believe it's only available as part of the Collector's Edition of the game (which is where I got mine)... which is, if you're looking to get the game and the soundtrack, a REALLY good deal. It comes with the game, soundtrack, hint book (Hah! I need no hint book!), a nifty 'making of' CD with some cooool stuff on it, and a little model of one of the ruling animals in the game (a Squee!). Well worth the slightly increased price over the plain vanilla game-only version.
If you just want the soundtrack, I'm fairly sure you can get it off of Amazon, or from Ubisoft's online store... I believe there are links to the different places on the official Myst 3 site (myst3.com).
